for Spec/Contract Homes Built by SLM HOMES, LLC
Interior and Exterior Finishes and Features
Appliances
Electric free-standing range, over-the-range microwave oven, and a dishwasher
Cabinet and Granite
Chosen from a package designed by the suppliers for SLM Homes LLC. The colors choices will coordinate with each other and be the same in the kitchen and bathrooms
Doors
Doors will have a knob installed on all interior areas and a deadbolt and knob on exterior doors. The door to the garage will not have a deadbolt installed.
All doors will have the appropriate type of stop attached to prevent damage to the walls
Flooring
Main floor rooms will be Luxury Vinyl Plank (LVP), with the exception of any bedrooms, study’s, flex-rooms, etc.
• Laundry rooms, secondary full and half baths will be LVP
• Master Bath will be tiled floors and have a tiled shower
• Bedrooms, flex rooms, media rooms, hallways on the second and/or third floors will be carpet
Fireplace
Interior-Electric unit with remote control
Mirrors and closet shelving
Frameless and mounted over sinks in bathrooms Wire shelving in all closets and pantry
Paint
Interior paint choice will be either a grey, beige or tan. Ceilings are typically painted the same color as the wall
• One accent color is used, typically for the dining room
• Interior Trim choice is either a white or a cream
Tile
Backsplash in the kitchen done in a coordinating color to the cabinets and wall color. Master bath floor and shower are done in a coordinating color to the cabinets and wall color
Oil Rubbed Bronze (ORB)
Oil Rubbed Bronze (ORB) finish is used for interior and exterior light fixtures, door hardware and hinges, cabinet knobs
Interior Lighting
Interior Lighting will be provided by our lighting supplier and installed by our electrical subcontractor. The lighting package is a package used for SLM Homes LLC.
Ceiling fans in the Family Room and Master are standard. The lighting supplier provides fans.
- Secondary bedrooms are wired for ceiling fans
- Switches are a toggle-style design and in either a white or off-white color to match the trim color.
Exterior Lighting
Exterior Lighting will be provided by our lighting supplier and installed by our electrical subcontractor.
• The exterior package includes two (2) dual light flood lights installed on opposite corners of the dwelling.
• There will be a front porch light and a back patio light
Exterior Porch Columns/Shutters
• Columns on the front and back porch will be cedar
• Shutters will be cedar in a board and batten style. The cedar will be sealed by the painting subcontractor in a clear finish.
Electrical Service
200 amp with GFI protection built into the breakers Two (2) exterior outlets will be placed on the dwelling House is pre-wired for cable, internet, and phone service
Plumbing Service
Faucet fixtures are installed by our plumbing subcontractor. The fixtures are a package designed for SLM Homes LLC.
Showers and shower/tub combos will have one ( 1) shower head Bathroom sinks have a two-handle faucet
Kitchen sinks have a single handle faucet with pull out spray nozzle
Toilets are low flow standard height in white. Half baths are equipped with a toilet and pedestal sink in white Two exterior faucets
Hot water tank (electric)
Interior Trim
• 1st floor will have one piece crown at the ceiling except in secondary bedrooms/flex rooms/media rooms
• Dining Room will have coffers and one piece crown
• Master bedroom will have one piece crown
• 2 story foyer/upper hallway plans will have one piece crown
• Base trim in all rooms with shoe molding on solid surface floors
• Windows will have trim and a window stool
• Doors are trimmed out and exterior doors have a rubber gasket for drafts
• Fireplace has a single mantle with no legs. The mantle is a 4×1 O inch piece of a rough sawn cedar beam
• Stair case
o Carpet or Wood Treads
■ The design requirements of the subdivision will determine tread coverage.
o Oak handrail
o Black iron spindles or wood spindles
Sheetrock
Corners will have a “bull-nose” (or rounded shaped corner) finish not a 90 degree angle
Garage Door
• Uninsulated electric door with standard remote openers
• Raised panels, no windows, or ornamental hardware
HOA design requirements may dictate certain elements
Windows
• Double pane
• Design is Prairie over One Light in a tan or white color. Fixed upper sash and tilt in the lower sash. Screens are included.
• One fixed clear glass window in the master bathroom is placed above the garden tub.
SLM Homes LLC will consider all the design elements in the surrounding area and construct a dwelling that can be viewed as a complement to the other homes.
This list is meant to be used as a guide to explain the finishes that we use. Finishes beyond what we have listed are extras and may result in additional expense by the buyer.
Homes built by SLM Homes LLC that are viewed by a prospective buyer for design ideas, which include but are not limited to, exterior finish and color, interior finish and color, landscaping, driveway size and/or material etc are not representative of any homes being built currently by SLM Homes LLC and are not intended to be used as a “Standard” for a home that the prospective buyer is considering.
Existing homes built by SLM Homes LLC may or may not have upgrades that were paid for by that property’s buyer above and beyond what SLM Homes LLC considers as their “Standard”.
SLM Homes LLC is not responsible for prospective buyer(s) assumptions as to what finishes will be included in the contract.
